Our involvement began at the design stage where we were required to oversee the consolidation and lodgement of the building consent. This posed multiple challenges as we had to negotiate between 2 design teams (Landlord and Tenant) whilst also managing consultants (electrical, mechanical, Fire, structural engineers). We successfully managed to lodge consent in a timely manner with all parties involved happy with the outcome. When it came to the delivery of the project there were multiple challenges that had to be overcame. Firstly, on the bottom floors of the NZME building there are multiple radio shows that are constantly on air which meant noisy works needed to be communicated early and that we had to stick to all timeframes set as to not upset tenants. The team successfully did this by communicating early and effectively so that upcoming disruptive works could be passed on and sign off. Where tenants were not happy with timeframes we adjusted and adapted so that the best result was achieved for all. Another challenge the team overcame was the size of the lifts and getting materials onto site. The size of the lifts restricted materials to 2.2m and therefor lengths of Aluminium, Steel Stud, GIB, operable walls, structural steel etc could not be delivered in the usual manner. The solution was to install a swing stage in the atrium as this could get materials onto the airbridge. Once the swing stage was installed we inducted all those required to use it and then set up hoardings and exclusion zones to keep public well clear. The key to this working was early communication to subs and prestarts and toolboxes before using swing stage. This project was difficult in many ways but was successfully delivered due to good communication to all involved and then having buy in from subs. This enabled us to deliver on time, on budget and to a high standard with all parties involved happy with the outcome. The challenges included Covid lockdowns and materials shortages. The project was delivered in close collaboration with the client team, minimising the impact of these challenges on the outcome. The building had been condemned due to the low NBR rating and weather-tightness issues. The project scope included the upgrade of the NBR rating, and rectification of the water ingress issues by replacing the cladding and roof and a full new fit out. It is a beautiful award winning timber structure building with decks which over hang the first of the string of lakes within the village. It was designed by Architects Summich Chaplin to reflect a luxury lodge. The mass timber structure is all imported recycled Australian hardwoods, the majority of the timber being recovered from old Sydney Warehouse’s. The interior boosts a café and kitchen and areas to socialise. Outside is a large patio and stone BBQ for catered events and is neighboured by the village bowling green.
